Job Summary:

We are seeking a highly skilled and experienced Associate Manager to join our Worldwide Portfolio Management and Exchanges team. As a key member of our team, you will be responsible for developing and implementing land strategies for new and existing properties, driving business growth, and collaborating with senior leaders across the organization.

Key Responsibilities:

  • Support senior management in creating and executing land strategies for a specialty unit.
  • Manage complex transactions, including lease terminations, renewal options, and project deadlines.
  • Collaborate with senior specialty unit leaders to direct them on choices for future space planning and budgets through the Corporate Land process.
  • Oversee intricate exchanges, which may include movements, mergers, expansions, reductions, renewals, and so on.
  • Support the Chief and Ranking directors in various capacities on multiple projects simultaneously.
  • Deliver project kickoff structures and comprehensive corporate endorsement reports requiring strong analytical skills and a thorough understanding of the projects and related details.
  • Analyze market information/knowledge and present the situation with ongoing acquisitions and trends in a manner that can be easily understood by individuals who are not land specialists.
  • Develop and maintain effective communication with various partners, internal/external partners.
  • Benchmark key drivers against corporate norms, industry best-practices, and comparable projects in other Specialty Units.
  • Examine the benefits of choices (owned versus rented, or regional versus metropolitan) to address the needs of a Specialty Unit like Lucasfilm or ESPN.
  • Work with delivery teams in locations around the world to gather and consolidate all data required to justify business decisions, and ensure that portfolio strategies and business objectives are aligned.
  • Assist a Specialty Unit, such as ESPN, Wonder, or Disneyland, in identifying and targeting opportunities to improve their portfolios, and developing plans for future development.
  • Manage Specialty Unit projects, utilizing the contributions of both internal and external partners to solve complex issues and develop executable land strategies.
  • Research land and space options in North and South America, Europe, Asia, and Australia/Pacific for projects ranging from Parks and Resorts to soundstages and film studios, to satellite radio wire farms, to metropolitan office space.
  • Collaborate with Portfolio Supervisory group to develop outside benchmarking initiatives to establish performance metrics and organizational performance targets.
  • Work with conditional representatives on various transactions, including a soundstage in London to warehouse space in Shanghai.
  • Settle leases with legal divisions and submit to Rent Organization.
  • Develop systems to determine choice trees on critical dates, and assess the advantages and disadvantages of items, such as early pink slips.

Requirements:

  • Corporate land/conditional experience in the Los Angeles and surrounding areas in business/office space fields.
  • 4 years of relevant experience, including transaction management, finance, strategy development, and client services; experience gained from work in finance as well as corporate land.
  • Solid critical thinking abilities and genuine attention to detail.
  • Excellent communication skills, including effective face-to-face presentation skills and the ability to write concise, accurate reports that are professional and efficient.
  • Ability to create accurate, visually appealing, and convincing presentations for a senior leadership audience.

Preferred Qualifications:

  • Solid capability with MS Office software, with especially deep skills in Excel and PowerPoint.
  • Ability to analyze and make recommendations on multi-variable, nuanced issues, such as business needs, long-term space planning, and comprehensive market trends.
  • Balancing the strategic and tactical components of transactions.
  • Ability to work on both large and smaller-scale projects.
  • Approach projects from a client-centric perspective, with the ability to frame Specialty Unit requirements.
  • Ability to collaborate smoothly with senior leaders from around the world and represent The Walt Disney Company as a front-of-house leader.
  • Office coordination, tracking, and managing large, distributed sets of data.
