Remote Property Manager (Part-Time, Buildium Expert) — Contract / Hourly Company: Rental Doors LLC Location: Remote (U.S.) | Dallas–Fort Worth preferred Job Type: Part-time 1099 contractor Compensation: $20–$40/hour (DOE), 5–25 hrs/week to start About Us Rental Doors LLC is a residential property management company focused on SFR/small multifamily. We run lean, data-driven ops in Buildium and value clear communication and fast SLAs. The Role Own day-to-day portfolio tasks on a part-time basis with deep Buildium proficiency—automation, accounting, leasing workflows, and reporting. Responsibilities • Buildium power-user: Configure charges/late fees, eSign leases, saved reports/dashboards, monthly bank recs & owner statements. • Leasing support: Listings, screening, approvals, move-ins/outs; track vacancy days. • Resident care: Inbox triage, renewals, notices, issue resolution with documented SLAs. • Maintenance: Triage tickets, dispatch vendors, track ETAs/approvals, control R&M spend. • Owner relations: Proactive updates and clean financial explanations. • Compliance & files: Fair housing best practices; complete digital file audits. • Collections: Follow delinquency workflow; payment plans/escalations as needed. Must-Have Qualifications • 2+ years managing residential doors in Buildium (daily use; not just basic). • Hands-on with owner statements, security deposits, bank reconciliations. • Track record improving on-time rent, vacancy days, and ticket SLAs. • Strong written/verbal skills; spreadsheet & Google Workspace savvy. • Available during core hours 9–2 CT (minimum), with additional flexible blocks. Nice-to-Haves • DFW/Texas experience, NARPM coursework, vendor network, Spanish/English bilingual. Hours & Structure • 5–25 hours/week (workload can scale). • 1099 hourly; submit weekly timesheet; availability for quick-turn items. • Light after-hours text escalations possible (paid). What Success Looks Like (30/60/90—scaled for PT) • 30 days: Independent in our Buildium; inbox triage <4 biz hours; zero unreconciled items. • 60 days: On-time rent >95%, vacancy pipeline tracked; WO average completion time improving. • 90 days: Owner KPI mini-dashboard delivered; measurable reduction in delinquency & open tickets. Tools Buildium, Google Workspace, VoIP/SMS, eSign, listing syndication, ticketing.
